How our real estate data is prepared
kAIvira separates live search data, derived market statistics, and editorial context so users can understand what each number represents.
Listings
The search reads from a local mirror of the MLS feed. Scheduled synchronization updates changed records and open-house data. A listing can be removed from public display when its MLS permissions prohibit internet display.
Status and dates
Public status labels are normalized for browsing, while raw lifecycle fields remain available to eligibility checks. Listing pages use the authoritative on-market or contract date when one is supplied; they do not reconstruct a publication date from days on market.
Market statistics
Counts, medians, ranges, and averages are calculated from the records matching the stated geography and status at query time. They describe the observed dataset and are not appraisals, forecasts, or guarantees.
External data
Mortgage-rate, school, and walkability information may come from labeled third-party sources and can update on a different schedule from the MLS feed. Users should verify material facts with the responsible source.
